Role Overview

This role is to review the Broker Market Analysis Reports.  The Broker Market Analysis (BMA) is a six page document used in conjunction with the appraisal process during a traditional corp home sale buyout program. The BMA is presented to the transferee (and/or client) in order to help in the development of the best marketing strategy for subject property.

The BMA is designated to enable the real estate broker to conduct a diligent analysis of the subject property condition, the location, and market conditions in both Macro and Micro perspective.  The report uses other listed properties with which the subject must compete and is then evaluated against recently sold properties and marketability of subject.  From this analysis the broker will be able to estimate the “Most Likely Sales Price” assuming a reasonable marketing time, not to exceed 120 days or time frame as directed by the client.

The Associate Real Estate Specialist position will be responsible to review, analyze, and compare data from the two Broker Market Analysis (BMA) reports once received and identify discrepancies and/or inconsistencies within the reports. They will also need to communicate effectively with the brokers regarding any such discrepancies to reconcile. This position will be responsible for identifying any potential risk to client and/or BGRS by analyzing the report and pointing out any potential red flags.
